Future & Current Site Improvemments

  • Construction of new interior streets, Gemini Drive and Pine Cliff Drive, will provide access to individual parcels within the mixed-use project. Pine Cliff Drive will connect to Forest Avenue, to the north, and to Ponderosa Parkway, to the south. Gemini Drive will run from Pine Cliff northeastwardly to connect to the existing Gemini Drive intersection at Forest Avenue. This intersection will be signalized in the future as traffic volumes warrant. On-site extensions of underground wet and dry utilities to serve each development parcel will generally be accommodated within these new streets.
  • Flagstaff has an assured water supply with sufficient capacity for the project. Off-site water system improvements are required to serve the project - including a new municipal storage tank and extension of existing distribution mains. All of parcels, except for the existing single-family residential lots, are to be served by Pressure Zone A and will have excellent water pressures.
  • Flagstaff has adequate wastewater treatment plant capacity for the project. Off-site sanitary sewer requirements include a collection main extension across Turquoise Avenue and 2300 LF replacement of an undersized main downstream.
